Zero Level Elevator: The Ultimate Solution
This is the most requested renovation. It involves eliminating the flight of stairs before the elevator, modifying the lift stops so that it reaches ground level (street level).
What does this work entail? It is a complex intervention that we handle as a "turnkey" project:
- Demolition & Structure: We remove the existing stairs and, if necessary, lower the elevator pit or cut structural beams (always with an architect's project and calculated metal reinforcements).
- Lift Company Coordination: We work side-by-side with the elevator maintenance company (Orona, Otis, Schindler, etc.) to ensure the cabin modifications and the masonry work fit perfectly to the millimeter.
- Luxury Finishes: We take this opportunity to modernize the lobby, installing new granite or porcelain flooring, LED lighting, and video intercoms, leaving a modern and functional entrance.
Legal Ramps (Not Slides)
Simply pouring concrete on a slope is not enough. A poorly made ramp is dangerous and legally useless. For a ramp to be compliant, it must meet strict requirements that we guarantee:

Regulations generally require a maximum slope of 10%. If the ramp is too steep, a wheelchair will tip over. We calculate the necessary length or create "L" shaped layouts with landings.

Spanish Law obliges the Community to carry out accessibility works if requested by an owner over 70 years old or with a disability, provided the annual cost per neighbor does not exceed 12 monthly community fees. If it exceeds this, a majority vote is required.
