⚠️ Mandatory by Law

Since 2013, it is illegal to advertise a property for sale or rent (even on websites) without a valid Energy Performance Certificate. Fines can reach up to €6,000.

1. Habitation License (Cédula de Habitabilidad)

Also known as "Licencia de Segunda Ocupación" for existing properties. It is the administrative document proving that the dwelling meets the minimum health and safety conditions to be inhabited.

When do you strictly need it?

We handle everything: technical visit, payment of Town Hall taxes (Tasas), and submission of the Responsible Declaration.

2. Energy Performance Certificate (EPC)

This is the label that rates your home from A (most efficient) to G (least efficient). It informs the buyer or tenant about the expected energy consumption for heating and cooling.

Our technicians measure windows, insulation, orientation, and air conditioning systems to issue the official certificate and register it with the Regional Government (a step many ignore, rendering the document invalid).

3. Antiquity Certificate (Retrospective License)

Did you build a swimming pool or glaze a terrace years ago but never registered it?

To have that extension appear on the Title Deeds and add value to your home, you need an Antiquity Certificate signed by an architect, proving the work is over 4 years old and has no urban infractions. We manage this to legalize the real square meters of your property.
