Accessibility and Elimination:
of Architectural Barriers
The steps at the entrance of a building are not just a nuisance for shopping carts or suitcases; they are an insurmountable barrier for the elderly or those with reduced mobility.
At Servinmosol, we are experts in transforming old entryways into 100% accessible spaces, increasing property value and complying with the Horizontal Property Law and the Technical Building Code (CTE SUA).
Our Flagship Work: Lowering Elevators to Ground Level
This is the ultimate solution. It involves removing the flight of stairs leading up to the elevator by modifying the machine's stops so it reaches ground level (street level).
What does this work involve? It is a complex intervention that we carry out "turnkey":
We break down the existing stairs and, if necessary, lower the elevator pit or cut structural beams (with an architect's project and calculated metal reinforcements).
We work closely with the elevator maintenance company (Orona, Otis, Schindler, etc.) to ensure that the cabin modification and masonry fit to the millimeter.
We take the opportunity to modernize the entrance hall, installing new granite or porcelain flooring, LED lighting, and video intercoms, leaving a modern and functional entrance.
Compliant Ramps (Not Slides)
It is not enough to just pour concrete on a slope. A poorly built ramp is dangerous and legally useless. For a ramp to be compliant, it must meet strict requirements that we guarantee:
Maximum Incline
Regulations generally require a maximum of 10% (or 12% on very short stretches). If the ramp is too steep, a wheelchair will tip over. We calculate the necessary length or create L-shaped layouts with landings.
Safety and Flooring
We install Class 3 anti-slip flooring (essential to avoid fall lawsuits) and double handrails at two heights (for walking and for wheelchair users).
The Law requires the Community to carry out accessibility works if requested by an owner over 70 years of age or with a disability, provided that the annualized cost does not exceed 12 monthly payments of common expenses. If it exceeds this, a majority vote at the Board meeting is required.
We prepare a detailed quote so the Administrator can present it at the meeting for easy approval.
