Habitability Certificates:
and EPCs
Are you going to sell your home or do you need to register electricity and water? The law requires your property to meet the technical requirements for habitability and efficiency.
At Servinmosol, we have collaborating technical architects who visit your home, issue the report, and register it with the Department of Industry and the Town Hall in record time, so your transaction doesn't stop.
Since 2013, it has been illegal to advertise a property for sale or rent (even on web portals) without having a valid Energy Certificate. Fines can reach €6,000.
1. Habitability Certificate (2nd Occupation)
It is the administrative document that proves the property meets the minimum conditions to be inhabited (health, hygiene, and solidity). When do you mandatorily need it?
Iberdrola and Hidrogea will require a valid certificate (less than 10 years old) to change the titleholder or register a new supply.
The notary will request this document to incorporate it into the title deed.
We handle everything: the technician's visit, payment of municipal fees, and submission of the Responsible Declaration at the Town Hall.
2. Energy Performance Certificate (EPC)
It is the label that rates your house from A (most efficient) to G (least efficient). It informs the buyer or tenant about how much they will spend on electricity and heating.
Our technicians measure windows, insulation, orientation, and climate control systems to issue the official certificate and register it with the Autonomous Community (a step many forget and which invalidates the document).
3. Antiquity Certificate (Old New Build)
Did you build a pool or enclose the porch years ago but never registered it?
For that extension to appear in the deeds and add value to your house, you need an Antiquity Certificate signed by an architect, proving the work is over 4 years old and no longer holds an urban planning infraction. We manage it to legalize the real m² of your house.
If you need both documents, request our "Sale Pack". The technician carries out both inspections in a single visit, saving you time and money on travel.
