Comprehensive Utility Management: Electricity, Water & SUMA

Signing at the notary is just the beginning. The real administrative challenge begins afterwards: officially putting the property in your name 'for practical purposes'. In Spain, utility companies involve significant bureaucracy: saturated call centers, failing websites, and technical requirements that vary by municipality.

At Servinmosol, we don't just make phone calls; we perform an audit of current contracts to optimize your expenses and ensure you don't inherit hidden debts from the previous owner.

⚠️ Warning: Do not cancel the utility meters

A common mistake is to cancel the utility supply to 'start from scratch'. Do not do this!

Setting up a new meter ('Alta Nueva') means paying connection fees (approx. 200€-400€) and waiting for technical inspections that can leave you without electricity for up to 15 days. We always manage the Change of Ownership (Transfer), which is faster and cheaper.

1. Electricity (Iberdrola / Endesa)

It is not just about changing the name. When managing it, we review the technical and administrative status of the supply point (CUPS):

2. Water and Sewage (Hidrogea / Aqualia)

The water procedure in the Costa Cálida and Alicante is in-person or requires certified documentation in most cases. The concessionaires are strict.

What do we manage for you?

  • Presentation of the valid Habitability Certificate (Licencia de 2ª Ocupación). Without this document, there is no water. If it is expired, we coordinate with our technical architect to renew it.

  • Change of ownership of the water meter and the associated sewage/garbage service.

  • Leak verification: If we detect an anomalous consumption in the meter reading when changing the name, we notify you before an astronomical bill arrives.

3. Tax Management (SUMA / IBI)

This is the most legally critical procedure. The IBI (Property Tax) and the Garbage Tax are associated with the Cadastral Reference of the property.

The myth of the 'Automatic Change'

Many believe that the Notary changes the IBI. False. The Notary notifies the Cadastre, but NOT the tax collection agency (SUMA or City Hall). If you do not go in person to change the fiscal holder, the receipt will continue to reach the old owner, they will return it, and the Administration will initiate an embargo against the property (with 20% surcharges).

Our intervention:

✅ Direct Debit and Peace of Mind

Do not worry about payment dates. We configure all utilities (Electricity, Water, Gas, SUMA) to be charged automatically to your Spanish bank account. You will receive the invoices by email, not by postal mail (which usually gets lost if you don't live here), maintaining total control from your mobile.
