NIE, TIE and Residency:
Your Legality in Spain
Spanish bureaucracy can be overwhelming. Complex forms, appointments that never appear, and civil servants who only speak Spanish. At Servinmosol, we transform this administrative chaos into a simple procedure.
Whether you want to buy a house, open a bank account, or move permanently to the Costa Cálida, we take care of all the paperwork with the Immigration Office and the National Police.
Owning a property in Spain does not automatically grant you residency. And having an NIE (the number) does not mean you can live here all year round. It is vital to understand which document you need according to your goals.
1. NIE (Foreigner Identity Number)
It is the basic document. It is just a tax number that identifies you to the Spanish administration. It does not give you the right to reside or work, but it is mandatory for any economic activity.
White NIE (Non-Residents): We process it if you are only coming to buy a house, a car, receive an inheritance, or pay non-resident taxes, but you will continue to live in your country.
Our Service Includes: Requesting an appointment with the Police, filling out the EX-15 form, paying the 790-012 fee at the bank, and personal accompaniment on the day of signing.
2. Residency for EU Citizens (Green Certificate)
If you are an EU citizen and want to live in Spain for more than 90 days, the white NIE is not enough. You need to register in the Central Register of Foreigners (the famous "green paper" or green card).
The police require you to prove two things to grant it:
- Financial Means: Prove that you have enough money in the bank or a work contract.
- Medical Insurance: Have health coverage (Public or Private Insurance without copayments).
We review your documentation before going to the police to ensure your application is not rejected.
3. Residency for Non-EU Citizens (TIE)
For non-EU citizens (including post-Brexit UK), the process is stricter and requires obtaining the TIE (Foreigner Identity Card), which is the physical plastic card with your photo and fingerprint.
For those who want to live in Spain without working, living off their income or pensions.
Residency by real estate investment (over €500,000).
Management of the Withdrawal Agreement for British citizens.
Other Essential Procedures
Town Hall Registration (Padrón)
It is the registration at the Town Hall. It is mandatory to apply for residency, enroll children in school, or apply for benefits. We manage your registration on the municipal padrón.
Sworn Translation
Foreign documentation (birth certificates, criminal records) must be translated into Spanish by an official translator. We coordinate this service for you.
Getting an appointment at the Immigration Office can take weeks or months if you do not know how the system works. We monitor appointments daily and know the exact requirements of each police station (Murcia, Cartagena, Alicante...), preventing you from being sent home for lacking a document.
